Put the same ten questions to every company on your list. Then lay the answers side by side.
A storefront, an office tower and a warehouse each need different gear and planning.
A quote from a photo can miss roof access, glass that is hard to reach or areas with heavy foot traffic.
Inside, outside, frames, sills, lobby glass, partitions. Get it in writing.
Ask for the liability amount and proof of WSIB coverage.
Water-fed poles, ladders, boom lifts, swing stages or rope access. The building decides.
Ask who on the crew holds Working at Heights training and who is certified for rope access.
Ask what touches the glass and the frames, and what the crew does with stubborn spots.
Ask about timing, signs and how they keep people away from the work zone.
Wind and rain stop some work. Ask how a day gets moved and who calls you.
A walk-through at the end is the simplest way to catch anything missed.
Access (question 5). Up to 6 storeys, most of our work is done from the ground with water-fed poles and four-stage filtered water. Now and then a ladder and a squeegee make more sense. From 7 storeys up, our technicians come down the building on ropes in bosun chairs. Some jobs call for a boom lift or a swing stage instead.
Insurance and training (questions 4 and 6). We carry $5 million in liability insurance and WSIB coverage. Every crew member who works off the ground, ladder work included, holds Working at Heights certification. Our rope access technicians are SPRAT or IRATA certified.
Price and checking (questions 2, 3 and 10). We look at your windows before we price the job, and you get a clear quote based on what you need. At the end, we walk through the finished work with you.
Disruption (question 8). We plan the work to keep disruption to your business low. See our page on commercial window cleaning in Toronto.

Walk away from a company that will not put the scope in writing or cannot show proof of insurance.
Be wary of a price far below the others, too. Something may be missing, like the inside glass, the frames or the safety gear for the upper floors. And ask how they plan to reach the highest glass. A vague answer is a bad sign.

We recommend at least twice a year, once in spring and once in fall. Storefronts and other busy buildings usually need more frequent cleaning.
